A new senior living project was wrapping up in Los Angeles. At the close-out meeting the contractor presented the expected final application for payment along with something unexpected…hundreds of thousands of dollars in new change orders. The REIT owner of the project turned to us for help.

We took some time to carefully review the raft of new claims and negotiated them down to a fraction of what was originally presented. The project opened on schedule…with a very happy owner.

For ten years, a St. Louis developer struggled to convert a long vacant historic hospital campus into a massive new senior living development. Only weeks from abandoning the project, the developer partnered with a new co-developer who brought us along as their consultant. We immediately went to work for our developer clients.
In St. Louis, we secured concessions to the city accessibility code, negotiated alternative methods to accommodate the building code, and reworked the project’s historical preservation approach. These changes saved millions in project costs…and put the project on the fast track to completion and success.
“Buggy in Baltimore.”
A REIT was preparing to complete the acquisition of a large senior living facility in Baltimore. Prior to closing, the owner engaged us to inspect the property and review the facility’s maintenance records. We quickly assessed the facility and our examination revealed a surprising issue.
We discovered that, every year, the Baltimore facility had been paying tens of thousands of dollars for termite protection. The owner was just taking good care of his property, right? Unless that property is metal-framed and contained almost no wood. We confirmed the value of the property…and cancelled the termite treatments.
